Water damage claims can be confusing. Did you know that the cause of the water damage determines if and which of your policies covers it? So, depending on your location, you may also need a flood insurance policy to supplement your homeowners coverage. Water damage can be a result of several situations:
- Weather events outside the home. Homeowners policies generally do not cover flooding due to hurricanes, rainstorms, snow melt, and similar weather events. You can purchase a separate flood insurance policy to obtain this coverage
- Groundwater seepage through cracks or drains. This type of damage will also not typically have coverage under your homeowners policy. This is because this type of damage is easy to avoid – as long as the homeowner performs regular maintenance and upkeep.
- Sudden and accidental events that occur inside the home. This can include burst pipes or broken appliances, like a washing machine.
Generally, a standard homeowners insurance policy won’t cover weather event-related damage. Events such as floods, hurricanes, and tornadoes all require a risk-specific insurance policy, separate from your homeowners coverage. If you live in a flood zone, flood insurance may even be a requirement of your mortgage terms. The National Flood Insurance Program has established two types of flood zones:
- High Risk: Homes in these areas are more likely to sustain flood damage. The government requires homeowners to have flood coverage when they have loans from federally regulated or insured lenders. Standard Risk flood policies cover high risk flood zones.
- Low-to-Moderate Risk: Flood insurance isn’t a requirement in these areas, but that doesn’t mean it isn’t desirable. Low-to-moderate risk zones account for 25% of all Flood insurance claims, and receive one-third of federal disaster assistance for flooding. Preferred Risk flood policies cover low-to-moderate risk zones at a reduced cost.
Defective Parts & Faulty Installation
When water damage happens due to defective parts or faulty installation or repair, the negligent parties will be held responsible. In this situation it can be important to save old parts, manuals, receipts, and invoices. All these things can help assist your claims representative in determining where you, the manufacturer, or the technician are responsible. You may even get a complete or partial deductible refund if another party is responsible!
